Renovating an apartment in Paris as a foreigner: what nobody tells you

Parisian apartments are unique, beautiful, full of character… and often part of why people fall in love with the city in the first place.

But if you’re buying a property here, unless you buy a fully renovated apartment, renovation is rarely optional. And while it’s an exciting step, there are a few specifics you usually only discover once you’re already in the process.

The good news: most of them can be anticipated and handled smoothly with the right approach.

1. The charm of Parisian apartments… comes with a few surprises

Parisian properties are known for their charm: moldings, wooden floors, high ceilings… That charm is what makes these apartments special, but it requires a bit more anticipation than modern constructions.
Older buildings often come with hidden constraints: uneven floors, irregular walls, outdated electrical or plumbing systems.
So a “simple refresh” can quickly turn into more technical work. Repainting a wall might require full surface preparation because it’s not straight, or installing a new kitchen may reveal outdated wiring that needs upgrading.

    • Plan a technical check upfront with a professional, even for light renovations 
    • Keep a 10–15% budget buffer for unexpected adjustments
    • Ask contractors early what might need to be corrected once work starts

2. You’re not alone: how co-ownership works in France

In Paris, most apartments are part of a co-ownership system (“copropriété”), with the other owners in the building.
Some works require their approval, especially if they impact structure, façade, or shared elements. For instance, replacing windows, modifying a load-bearing wall, or installing new ventilation systems need validation from the building, they might have specific rules about it.

–> Check-list :

  • Check the co-ownership rules before planning your project (“Règlement de copro”). I would even recomend to look at it closely before buying the apartment.
  • Confirm whether your works need formal approval (general meeting vote, syndic validation) and anticipate additional delays if authorization is required

It may feel restrictive at first, but it protects the building and your investment. Very french ! 😉

3. Understanding renovation quotes is key (and not always easy)

Renovation quotes are often difficult to interpret: unclear structure, missing details, significant price gaps, barbaric technical words… French people are also lost in the process…

Two quotes can look similar in total price but could include very different things. One might include demolition, waste removal, and finishing details, the other not.

    • Ask for a clear breakdown (materials, labor, quantities)
    • Clarify what is included vs excluded in each line
    • Compare quotes by lot (/room, /type of work), not just on total price

4. Communication makes all the difference

Renovation projects rely heavily on day-to-day communication to keep it on track.

If expectations are not clearly aligned, small gaps can turn into bigger issues. For example, “standard finishes” might mean very different things depending on the person, or a missing detail in writing can lead to something being skipped entirely.

    • Write down key decisions and specifications (materials, finishes, expectations..)
    • Ask for confirmations through plans, sketches, or references if needed
    • Require to have a direct line with the contractor / team manager, if not, ask for a weekly project meeting with the superviser
    • Consider weekly visits on site to check progress (min 1/w)

5. Timelines require a bit of flexibility

Renovation timelines in Paris are rarely fixed.
Even well-organized projects can shift due to contractor availability, building constraints, or surprises during demolition — like discovering a damaged floor structure or outdated pipes that need replacement.

    • Ask for a realistic timeline from your contractor(s), including potential dependencies
    • Plan your schedule with a time buffer between contractors and add a few weeks to the overall project schedule (particularly for your “move-in date”)

6. With the right preparation, everything gets much smoother

Most renovation issues come from things that weren’t fully clarified at the beginning.
That includes scope, budget, but also whether you need additional support from a professional. Depending on the complexity of the project, your expectations, your involvement and the level of delegation, you should consider having someone accompany you throughout the process.

In France, you have different options. You could ask help from an interior designer, an architect, a « Maître d’oeuvre » (=project manager) or a works adviser like Halma. Each option comes with an additional cost (which might in the end save you some money), but it can save time, reduce risks and project stress related. 

  • Take time to fully define your project before signing anything
  • Validate scope, budget, and responsibilities early
  • Assess whether you need the help of a professional or not
  • Get a second opinion if something feels unclear

Renovating in Paris might feel overwhelming at first, especially as a foreigner, but it’s absolutely manageable with the right approach. And it’s also what allows you to turn a new apartment into a place that truly fits you in Paris.
